Insurance Requirements

July 2017 the Board of Directors adopted rules requiring owners to provide proof of insurance coverage as outlined in the governing documents of the Memorial Club Townhouse Association.  Article IV, Section 11 states; “Each Owner shall be responsible at his own expense and cost for his own personal insurance on the building and content of his own residence, carport or parking space and his additions and improvements thereto, including decorations, furnishings and personal property stored else share on the Properties; and for his personal liability now covered by liability insurance for all Owners obtained as a part of the common expense.”

The Association requires all owners to provide proof of insurance coverage no later than January 31 of each year and to provide up to date proof of coverage to be kept in the property files of all owners.   Owners who fail to maintain insurance on their townhomes put all members of the Association at risk.  We want to remind you all that we do not want to be put in a situation similar to that of our neighbors, some years ago an owner’s townhome caught fire and that owner did not have proper insurance to cover the damages that occurred.  The burned unit remained in the dilapidated condition for years as the Association worked through the process of getting the home into livable conditions.  Not having insurance coverage affects the property values for everyone.  If Memorial Club were to have a home without insurance be damaged by fire this would affect the homes on either side of them as well as any other home in the area.

The Association has no insurance on your townhome, you must have a single-family insurance policy that covers your home as if it were not connected to others.  Owners in Memorial Club Townhouses own their homes from the ground up to an including the foundation and roofs and therefore must have insurance that covers the entire unit.

The Association will be moving forward with enforcement action against all owners who do not provide proof of insurance.  Owners will be subject to fines and possible legal action.

Proof of coverage must be submitted to the office each year when you renew your policy.
